The space

Enjoy an entire estate with 3 distinct living zones:

Penthouse: 4BR, updated kitchen/bar, and the best sunset deck.

1st Floor: 4BR, including two spacious main bedrooms and a cozy, partitioned "Tandem Suite" (converted den) ideal for children, singles, or close-knit family.

Cottage: 1BR standalone building for the "guest of honor" or parents.

Logistics: 10 dedicated parking spots on-site.

Location: Prime Easton's Point—walkable to the beach and a quick Uber to the Mansions.The upstairs apartment has four bedrooms as well, two on the 2nd floor and two on the 3rd floor.
There is also a cottage separate from the main house but on the same property and shares the driveway. It has one bedroom and its kitchen, living area and bathroom.

Enjoy a private enclosed outdoor shower ideal for rinsing off after a day at the beach. The shower is fully screened for privacy, equipped with hot and cold water, and finished with a non‑slip deck. It’s available from mid‑May through mid‑September (seasonal)

The neighbourhood

Our property is only a short walk to First Beach, a walk to the Cliff Walk and various restaurants, and a VERY short drive to downtown Newport and the Newport Mansions.

Easton's Point is situated on the southern tip of Middletown, which is a part of Aquidneck Island. It is located just to the east of Newport. Easton's Point and Tuckerman Avenue are well-known for their stunning views of the coastline of Easton Bay. They are also known for being in close proximity to several beaches, including Easton Beach, Second Beach and Third Beach.

House rules

Maximum occupancy is 2 adults per bedroom; please do not exceed this limit.
No parties or events — unauthorized gatherings will result in fines and possible eviction.
Quiet hours are 10:00 PM–8:00 AM; please minimize noise at all times and respect neighbors.
This is a residential neighborhood — follow parking instructions and do not block driveways.
No smoking inside any unit; outdoor smoking only in designated areas with proper disposal.

Damage, excessive cleaning, or violations of these rules may be charged

Guest access

Guests have full access to the entire property during their stay. The home is configured as three separate units; each unit is secured with its own digital lock and unique access code, so every group maintains privacy and independent entry. Shared outdoor spaces — including the enclosed outdoor shower and common yard areas — are available to all guests staying on the property. Access instructions, unit codes, and any on‑site orientation details will be provided prior to arrival

Interaction with guests

Check‑in is entirely self‑service using the digital lock codes provided before arrival; you will not need to meet someone in person. Our professional property manager handles cleaning, maintenance, and guest support throughout your stay and is available to assist with any non‑emergency requests. The owner is also available for escalation if needed. Guests will receive clear contact details and instructions through the booking platform before arrival; for emergencies, please follow local emergency protocols (call 911) and also inform the property manager immediately.
